An analysis of data from Afdal, a platform listing more than 5,000 housing financing offers in Morocco from more than ten partner banks, offers an overview of the best opportunities for borrowers according to their profile
The recent announcement of the reduction in the key rate by Bank Al-Maghrib marks a strategic turning point for the real estate loan market in Morocco.
This measure aims to make financing more accessible and strengthen competitiveness between banks. An analysis of data from Afdal, a platform listing more than 5,000 housing financing offers in Morocco from more than ten partner banks, offers an overview of the best opportunities for borrowers according to their profile.
Analysis of current mortgage rates
Mortgage rates vary depending on the borrower’s profile, professional situation and the amount borrowed. The table below presents the best fixed rates excluding VAT over 25 years, classified by profile and by bank.

Civil servants, retirees and private sector employees appear to be the best served profiles, with fixed rates starting at 4.50%. On the other hand, self-employed workers and farmers encounter more demanding conditions, with average rates often above 5%. High-level borrowers, particularly CSP A++, benefit from very competitive offers for high amounts.
Anticipated effects of the reduction in the key rate
The recent reduction in the key rate by Bank Al-Maghrib should lead to a gradual decline in mortgage rates, providing more attractive conditions for borrowers. Banks are seeking to position themselves more aggressively amid increased competition, which could improve conditions for some segments historically considered riskier, such as traders or farmers. However, these developments will depend on adjustments to the internal policies of each bank.
