Since summer 2024, theHotel de Cabre is the subject of a deep renovationled by the promoter Rise.
This building, also known as the House of the Alderman of Cabreis considered the most old house in Marseille. « Its construction dates back to a period between the second half of the 15th century and 1535, the date inscribed on its facade. », estimates Stéfania Guiducci, architect specialized in heritage and manager of the Archigem architecture agency.
Consolidate heritage
Registered in 1926 under the Historical Monumentsthe Hôtel de Cabre is one of the six buildings to have survived the complete demolition of the northern district of the Old Port, following the roundup of February 1943 where 1200 buildings will be destroyed. Only five emblematic monuments will then be spared, theTown Halll’Saint-Laurent Churchthe buildings of the customs and the health instructionsthe Diamond House and the Hôtel de Cabre.
This private property was actually put on sale twice on leboncoin. “ We took the opportunity to buy this exceptional building which belonged for three centuries to the Cabre family then for a century to the same family to repair and consolidate it. », Explains Ludovic Herrero, president and co-founder of Rise.
The project aimed at preserving and restoring this building meets two objectives: “ It is a question of consolidating this heritage by restoring its luster but also of bringing the housing up to contemporary standards by offering users thermal comfort and energy consumption in line with the residential function.he stressed.
The Hôtel de Cabre: an unchanged configuration at the end of the work
The configuration original of the Hôtel de Cabre was not that of today.
« This building, which was previously connected via a footbridge to a seven-story building, is known to have been moved in 1954 to the corner of Grand-Rue and Rue de la Rose », recalls Stefania Guiducci. Almost half a millennium after its construction, it is now beginning a new stage in its history with important interior and exterior conservation and restoration work.
This current work is carried out in close collaboration with the heritage agency Archigem and specialized consultants such as Inès Castaldo, doctor in art history and historian, and the design offices Naos (Stone Studies) and SOL.AIR (BET Fluids).
Launched in July 2024, this project aims to restore the facades which combine Gothic and Renaissance elements with, among other things, stained glass windows and the carpentry of the 16th century. “ This phase must last until June 2025. After that, the rehabilitation of the apartments must take place until the end of 2025 », Specifies Dasha Salnikova, co-founder of Rise.
Two investors lessors acquire with the commitment to offer the apartments for rent. The configuration of the building will remain unchanged after the work is completed. The ground floor will retain a commercial vocation. The hair salon which has been installed since 2000 will remain as it is.
Rehabilitation to preserve heritage
There are three apartments of 50 m2 each, on three floors as well as a 23 m studio2 an R+4. “An owner purchased a first floor apartment and commercial premises. Another of two apartments, one on R+2 and the other on R+3. Finally, the last one acquired the studio in R+4 », Dasha Salnikova confides.
This rehabilitation project is above all part of a heritage conservation approach while integrating standard modern comfort andecology. The Hôtel de Cabre has diamond-shaped stained glass windows on its facades in a medieval style.
Our mission is to work to preserve this symbolic monument by using artisanal professions. We are carrying out meticulous work to restore the exterior parts of the building. », Precise Ludovic Herrero.
The Rise company therefore requested specialized companies like Girard, a subsidiary of Vinci, for the treatment of the facade and Anaïs Lechat for the treatment of sculptures. « Our bias is to carry out the least invasive interventions possible with repair and consolidation operations rather than replacement of damaged parts,” evoked Stéfania Guiducci.
This new youth gives rise to works amounting to of one million euros.
The four apartments will undergo a complete renovation including the renovation of heating systems. « We wanted to improve energy performance while respecting the level of protection imposed by the ABF* », to souligné Ludovic Herrero.
Special care for facades
Restoration work is currently being carried out on the facade.
Techniques like laser for cleaning carved elements or the use of the most suitable consolidants for stone, are the subject of discussions with the CRMH**, the ABF and the CICRP***. The goal is to restore the shine to the twenty figures and characters, the thirty animal motifs but also the corner niche listed on each floor. All facades must return to their original color, significantly more pink than currently.
