The Region and the Romantic Brittany Community of Communes, located in Ille-et-Vilaine between and Saint-Malo, are launching a call for projects to promote three lock keepers’ houses located along the Ille-et-Rance canal.

The call for projects concerns the lock houses of Gacet (Trévérien), La Moucherie (Tinténiac) and La Segerie (Hédé-Bazouges). Instructions for the call for projects in seven questions.

How to visit the lock keepers’ houses?

Project leaders can view the exterior of the lock houses at any time by visiting the addresses indicated. Two visits will be organized: one in February and the second in April. There is no original plan of the lock houses. It is appropriate for everyone to take advantage of the visits to take the measurements.

Are the lock houses for sale, rental or transfer?

The lock houses proposed in the call for projects are not for sale. The Brittany Region remains the owner.

The candidate selected at the end of the call for projects will sign a temporary occupancy agreement with the Brittany region, which corresponds to a lease. The Brittany region is not looking for guards or lock keepers, but rather for project leaders who wish to create an activity around the provision of activities or service offerings for seafarers and itinerants.

What is the duration of the temporary occupation agreement?

The minimum duration of the temporary occupation agreement is at least 5 years, and can go up to 20 years. It is negotiated according to the investment.

It is therefore necessary to carefully calibrate and calculate the investment in relation to the desired temporary occupancy period. The temporary occupation agreement must cover the investment.

Who is responsible for the work?

The specific requirements for the works are specified in the specifications of the call for projects. The Brittany Region undertakes to make available the lock keepers’ houses in the “closed-covered” standard state (roof, coating, gutter, sanitation, exterior frames) according to the criteria of their primary destination and excluding the extension envisaged by the projects .

The interior or exterior adaptations necessary for the activities envisaged by the project leader will be his responsibility.

The electricity and water connection will be set up by the Brittany region and made available to project leaders who will be responsible for consumption.

Is it possible to have a tourist activity all year round?

Yes, but it seems complicated to make a living from an activity in the lock houses all year round, due to the strong seasonality of tourist activity. The most favorable period for the development of tourist activity is from April to October. Consequently, the provision of additional income also seems wise.

Local taxes and financial aid

There is no financial aid planned by the Brittany region. Local taxes remain the responsibility of the project leader.
