The notaries of Aude unveiled Tuesday, November 26, statistics on the market of real estatefor the entire department. Over the past year, the figures revealed are generally not encouraging. The sector seems to be in crisis. The figures revealed are generally bad.


Widespread fall

This is implacably confirmed by Maître Benoît Duchan, explaining that “the latest real estate statistics for the local market clearly show a general drop in prices a you number of transactions over a year.”

The most significant drop concerns sales of new apartments. These fell by 39 % between October 2023 and October 2024. Sales of building land are collapsing, also with a drop in 37 % observed in recent months.

Falling prices

Old apartments are being negotiated at 2330 euros/m²overall, on a departmental scale. In detail, the prices do not exceed the 1200 euros/m² in against 2070 euros/m² in . For houses, the developments are similar.

Old houses are traded at 145 500 euros on average around the medieval city versus 218 000 euros in Narbonne. Throughout the department, this type of housing can be sold for a price of around 150,000 euros. At the regional level, transactions are carried out, on average, for an amount close to 197 100 euros.

All these figures are down from 1,2 % for old houses and 3,2 % for old apartments.

Elderly buyers

Building land continues to find buyers in this department renowned for its sunshine and quality of life. How many of these spaces have sold in recent months has not been revealed. In 73 % cases, these extend over an area which can reach up to 1499m².

The sites reaching 5000m² they only represent 5 % land put up for sale in Aude.

According to the study published by Aude notaries, buyers are generally elderly and have solid financial resources.

1 buyer of real estate out of 4 was a retiree during the 12 months passed. Nearly 35% of these same buyers declared having more over 60 years old.
