It is an extremely generous municipal council, with the main course being the purchase by the town of Alençon of the La Renaissance real estate block, which was held on Monday June 24, 2024.

A private real estate project had dragged on for more than 15 years without success around the famous brewery closed in 2008.

Finally, after a change in governance that took place in 2022 at the head of the company which held the majority of the lots, a transfer agreement could be found between the Trimax Développement Holding and the municipality.

La Renaissance: 1300 m2 real estate project in the heart of Alençon

It concerns buildings at the corner of Saint-Blaise and Cazault streetsbringing together the old brewery, the former Singer and Le Khé (tobacco bar) brands as well as Habitat and financing, i.e. approximately 1,300 m2 of floor area. To this, we must add an apartment of 90 m2 owned by an individual.

The elected officials of Alençon therefore validated these acquisitions for an amount of nearly €550,000.

But the project, which plans to establish two commercial units on the premises (including one to resurrect La Renaissance and its decorations classified as historic monuments) as well as thirteen housing units on the upper floors, should amount to 4 million euros according to the forecast budget (fees and work).

The housing part weighs around 3 million euros and the two commercial spaces a little over a million.

To “save this real estate complex and give it the role of an attractive hub for the heart of the city”, the municipality turned to two partners: Orne Habitat for housing and Normandy Real Estate Company which must buy the two commercial units for 940,000 euros in Alençon at the end of the work.

The mayor, Joaquim Pueyo, was delighted that this matter finally found a favorable outcome. “It was very complicated. It was necessary to have the political will and this required months of work municipal services. I would like to thank them.”

Opposition elected official Sophie Douvry, who sits on the board of directors of Orne Habitat (consequently, she did not take part in the vote), underlined the synergy taking place around this project. » Everyone, the City, the Department, the Region and the State are participating in this operation. Orne Habitat commits 430,000 euros of equity. »

Inauguration by 2027

She wanted to point out that, even if Orne Habitat took care of the housing, they would have rents fixed on the market price.

Important subsidies will be requested from various state organizations for an amount exceeding 1.5 million euros.


So when the resurrection rebirth ? According to Joaquim Pueyo, this would be “for the first quarter of 2027”. Time will tell !
