Real estate prices continue their decline in the 3rd arrondissement of the capital, with a drop of -7.3% between November 1, 2023 and November 1, 2024. Now count €11,062/m2 on average for an apartment, and 11,787 €/m2 for a house. The average rent for an apartment is 36.1 €/m2with strong variations however, the lowest rent being able to go down to 28 €/m2and the highest can reach 46.7 €/m2. The Archives district is the most expensive, when Arts-et-Métiers falls below the €10,000/m mark2 for a house.

Rue de Bretagne, near the sought-after Marché des Enfants Rouges, a 102 m2 apartment, located on the 1st floor with elevator of a Haussmann-style condominium, was sold by Century 21 Marais for 1.19 million euros. The elevator, present in only 15% of the buildings in the neighborhood, is rare and therefore expensive.
