This Wednesday, May 29, the CCIT 04 officially recorded its participation in the property project which should unite it with the CCIs of Hautes-Alpes and Pays d’Arles. “ Today, during our AGM, we voted for a resolution confirming our participation in the land company. The CCI of Pays d’Arles voted for it yesterday and that of Hautes-Alpes should vote for it tomorrow, in any case we hope so. explains Daniel Margot, president of the CCIT des Alpes de Haute-Provence.

On paper, everything isready. “ We are waiting for the green light from state services, probably in 2024, to launch our projects “, he emphasizes. And for good reason, the CCIT 04 counts well rely on this interdepartmental land base to create a student residence in the immediate vicinity of the Eco-campus Provence de Sainte-Tulle, its training center dedicated to low-carbon energy professions.

“We must provide solutions to students. The fact that there is no provision of student accommodation in our territory is a real obstacle to the development of training. We also need to create a catering offer and develop community life there.”, he adds. The idea of ​​CCIT 04 would therefore be to rehabilitate a building belonging to the Manosquin urban community DLVAgglolocated on the perimeter of the Sainte-Tulle Eco-campus, and to integrate around thirty housing units, a catering service and equipment allowing the development of a rich community life. A project estimated at €600,000without a fixed timetable for the moment, since it is intrinsically linked to the constitution of the property company.

Exclusively built land projects

The objective is to create a leverage effect on real estate », Estimates Daniel Margot. As part of this land investment, CCIT 04 does not plan to invest only in built land projects. But who will be its partners? With what financial arrangement? The land company will take the legal form of a simplified joint stock company (SAS), it will be constituted with an initial share capital of €300,000, distributed in equal proportions between the three founding shareholders, CCIT 04, CCIT 05 and CCI du Country of Arles.

She will then found a real estate company (SCI) per territory. The capital within each SCI should be made up of 75% by the land company and 25% by the territorial CCI where the project is located. Note that the Bank of the Territories could intervene in financing, via shareholding.
