(Montreal) Home sales in the Montreal region continued to climb in December, with 54.1% more properties changing hands compared to the same month a year earlier, according to the Professional Association of Real Estate Brokers of Quebec (APCIQ).

Property sales in the metro area totaled 3,193 for the month, up from 2,072 in December 2023, and marking the third consecutive month with a year-over-year increase of more than 40%.
The median price of all types of housing also increased year over year, led by a 13.5% increase in the price of a plex to $794,500. The median price of a single-family home increased 8.4% to $580,000 and the median price of a condominium rose 7.2% to $419,550.
Last month, 2,724 new registrations were recorded in the Montreal region, an increase of 10.9% compared to the previous year.
Effective registrations for December decreased 0.8% from the previous year to 14,706.
A National Bank report on the latest data estimates that seasonally adjusted home sales grew 2.8% from November to December, the eighth consecutive monthly increase. Meanwhile, cumulative sales in 2024 increased by 20.5% compared to 2023, the highest level of activity since 2021.
