“As planned, we are finalizing the authorizations with the City of Quebec and we will begin [les travaux] subsequently,” responds briefly the managing head Michel Dallaire, in an exchange of emails with The Sun.

The Dallaire Group plans to build 47 townhouses along Boulevard de la Chaudière.

The value of this new phase is more than $30.5 million, according to the municipal decision-making summary published on October 16.

Each home has a value on the assessment roll estimated at $650,000. Three different interior designs will be offered to future residents.

SMB Dallaire, which was born from the merger of part of the activities of Groupe Dallaire and Construction SMB, is responsible for the site.

The latter is waiting to obtain municipal authorizations before launching the sale of the lots. The delivery date of this phase called Les Suites Le Gendre is not yet known.

In order to be able to develop the land, the City must, above all, add municipal pipes. However, no financial participation from the City is required as the work will be paid for by the developer.

In addition, the proximity of the Isabelle marsh requires the Dallaire Group to take some precautions. “A monetary guarantee will be obtained to ensure that the developer’s work does not disturb this environment,” it is specified in the decision-making summary.

Eight years later

When the project was unveiled in 2017, the Dallaire Group planned to develop a residential district of 254 doors near the IKEA.

All 199 homes, which have since been built, have found buyers, says the developer.

If we stick to the initial plan, this fourth phase was to be the last of the residential project.

However, Michel Dallaire indicates that his teams are currently working on planning a fifth project in the sector.
