Transaction of the week: it soars for $4.5 million in Bromont

Every day, hundreds of properties change hands in Quebec, most without us knowing the fine details. This was before we were interested in it… Here is the last real estate transaction that caught our attention.

A property located in Bromont, in the Eastern Townships, has just been sold to two residents of the United States for $4.5 million.

Located at 30 Enright Street, the two-story house includes an entrance hall with 19-foot-high ceilings, four bedrooms, as many bathrooms and powder rooms, multiple terraces with fireplaces, two garages ( double and triple) and no less than 13 parking spaces.

The 285 m2 residence backs onto Parc des Sommets, a protected area. Rebuilt in 2014, it is located in the center of a vast wooded plot of 40,653 m2, which can be discovered at the end of a long winding driveway, protected by a gate.

The previous owners of the property purchased this property in 2012 for $336,000. A decade later, the same property – which of course subsequently underwent significant work – found a buyer for thirteen times more, or $4.5 million.

On the last three-year assessment roll, this property was assigned a value of $1,798,400. We were then talking about an increase of 27% compared to its previous valuation of $1,411,200.

In 2023, sellers paid $10,393 in municipal taxes. Transfer duties of $125,732.50, payable to the City of Bromont, are added to the purchase price for buyers.
