Cyril Hanouna has often relayed in “Touche pas à mon poste”, his television show, stories of unscrupulous tenants, like this tenant who had not paid his rent for 15 months and who owed 11,500 euros to the owner of the property. Today, he himself would be faced with a bad-paying tenant, according to The Informed . Contacted by Le FigaroCyril Hanouna did not respond to our requests.
The star host would rent an apartment located in the 18th arrondissement of Paris. A T2 that he bought in 2018 via the Hahapping investment holding company which he owns with his lawyer Stéphane Hasbanian. He acquired this property for a paltry sum: 136,000 euros. Why is the acquisition price so low? The deed of sale includes a clause allowing the former owner, named Raphaël, to take back his accommodation after four years if he wishes. In addition, he signed a precarious occupation agreement which authorizes him to live in the accommodation in exchange for a fee, a type of rent supposed to be lower than the market price. The monthly allowance is set at 1200 euros. This type of temporary occupation agreement is an exceptional situation. It is “the contract by which the parties express their desire to recognize only a precarious right of enjoyment to the occupant in return for a modest financial compensation», Explains the National Agency for Housing Information, Anil.
Justice rules in favor of Hanouna
For two years, Raphaël paid the rent but in August 2020, he stopped paying. In December 2021, Raphaël received a letter from the bailiff asking him to pay more than 26,000 euros in unpaid rent. In June 2023, Hahapping seized the disputes judge of the Paris judicial court to request their eviction and claimed 110,000 euros in unpaid rent and compensation for the illegal occupation of their accommodation. The Paris court ruled in favor of Hahapping and ordered the tenant to leave the accommodation. He has two months to leave or face deportation. He is ordered to pay 53,000 euros for illegally occupying the accommodation and will also have to pay the rent and charges which he has not paid. Only the co-owners' request for damages was rejected.
The unscrupulous tenant did not stop there and contested the judgment by initiating urgent proceedings to request the suspension of the provisional execution of the decision so as not to be evicted. He claims to be in a precarious situation. On September 19, 2024, the Paris Court of Appeal considered that the documents provided by the tenant did not prove his financial precariousness. Raphaël will therefore have to be expelled. The tenant has also filed an appeal on the merits so he can still win his case. Cyril Hanouna is not out of the woods yet.
