Once developed, the Balmes sector will be a place of passage between the city center and Minguettes.
The former vacant lot, located on the slope between rue Gambetta and the Monmousseau district, is in the process of being offered to the public. For several weeks, developments have been underway in this area. The space had been left vacant since the destruction of the old Jacques-Brel high school – the blue high school – and the large HLM bar managed by ICF Habitat. The Metropolis, project owner, and the City, intend to transform this black spot into an asset. The future park, which will be planted and wooded, will extend over 2.5 hectares.
Initially, a pedestrian path must connect rue Gambetta, in the city center, to avenue Jean-Cagne, on the Minguettes plateau. Ultimately, it will be a “green link” that will connect Louis-Dupic Park and Minguettes Park. For the moment, a first route is in progress from the Gambetta car park. “It will be a foreshadowing of what the park will be by 2030”explained the representatives of the Metropolis, during a public meeting on the ZAC Marché-Monmousseau-Balmes, on March 23, 2023. Because this “green” project is part of a vast urban renewal operation. By 2035, no less than 1,100 housing units should come out of this 22-hectare strip of land.
