the Ecosph’air economic park in Mérignac comes to life with its energy-positive buildings

At the heart of the Mérignac airpark development zone, the Ecosph’air park is taking root. Launched in 2020 by the real estate developer and developer Aventim, the ambition of the project is to combine economy and ecology, with low-carbon buildings and preservation of biodiversity on a ten-hectare plot. The set of six Arko buildings, an emblematic operation of the project, carried out by the architectural firm Patriarche, was inaugurated on September 26.

This 9,600 m² complex is energy positive, thanks to its solar panels and its rainwater recovery system. It produces more than it consumes. In the entrance hall, a screen displays production and consumption in real time. The building is made with wood from regional forests and biosourced materials. Inside, its large office rooms, made of exposed wood, are modular, depending on the needs of the companies.


The offices are modular and divisible to adapt to the needs of businesses.

“Show that it’s possible”

“Building buildings of this type necessarily costs more than a traditional building, which forces us to make choices. But we still guarantee a sale price at market price. We are a developer of sustainable interest, committed to the ecological transition, and we believe that it is up to us, developers, to push upwards. We want to show that it is possible, by making Ecosph’air a new generation reference fleet,” says Axel Motte, deputy general manager of Aventim in New Aquitaine.

Throughout the park, many trees have been preserved and an ecological corridor has been designed. 40% of the surface remained in open ground. Most of the buildings are offices for businesses, but a second phase of work will enable the installation of a service offering for all airport employees: gym, catering, medical center and even accommodation. The mobility offer will also be developed. In total, the Ecosph’air park will offer 23,000 m² of tertiary activities.
