Aith the new year always comes a never-ending batch of changes. Banks, for example, are concerned, as are RSA beneficiaries or retirees, but not only. The housing sector is also getting up to date in 2025, with the implementation of new rules.
G-rated accommodation prohibited for rental
Some owners will have to put their hands in their wallets or, failing that, leave their apartment empty of any tenants. In fact, since 1is January, housing classified G on the energy performance diagnosis is prohibited for rental. This diagnosis, which classifies housing from A to G, makes it possible to estimate the energy consumption of a building and, as a corollary, its ecological impact.

Several hundred thousand homes are affected. This new reform does not concern current rentals: owners will be required to get up to speed before the installation of a new tenant or, failing that, to renew the current contract. Housing classified F will be prohibited for rental in 2028, and classified E in 2034.
The MaPrimeRénov’ system renewed
Launched in 2020, the MaPrimeRénov’ system is accessible to all owners and all co-ownerships of housing built for at least fifteen years in mainland France. It makes it possible to finance work, whether insulation to gain energy performance classes or even to renovate common areas, within the framework of a co-ownership. The aid is granted on a means-tested basis and requires a prior grant application. The amount of aid varies depending on income and the type of work.

The reduction in solidarity rent (RLS) is evolving
This system, in place since 2018, allows households with low incomes and who occupy social housing to reduce the cost of the initial rent. The monthly amount allocated, which is measured in several tens of euros, varies according to the geographical area of the accommodation and according to the monthly resources of the household. It will be adjusted, the government announced, without impact on the remainder payable by beneficiaries, it is specified.
