The energy performance diagnosis (DPE), not to be confused with the energy audit, is a reference document which makes it possible to evaluate the energy consumption of a home and its ecological impact in terms of greenhouse gas emissions, through an energy rating ranging from A (for an extremely efficient property) to G (extremely energy-intensive).
Carried out by a certified diagnostician, it is one of the mandatory diagnostics for owners who want to sell or rent a property.
From 1is December 2023 to November 30, 2024, 4.1 million DPEs were carried out throughout France. How much does it cost for an apartment and a house?

For a 3 room apartment
Au 1is December 2024, the average price of a DPE at the national level for a 3-room apartment is €180.54, compared to €172.33 on 1is December 2023, an increase of +4.82% in one year.
“This is explained by inflation on travel costs for diagnosticians, on DPE software, their insurance costs, training costs, mandatory information to be collected from co-ownership trustees such as fees, type of heating, etc., and at 1is January 2025 the tax identification number of the property”, detailed Pascal Salewyn, co-founder of Kiwidaig.
The average price per department ranges from €139 in Lot-et-Garonne to €243 in Haute-Vienne, including €230 in Doubs, €220 in Haute-Savoie, €206 in Ain, €197 € in Jura and €195 in Savoie.
Hauts-de-Seine and Seine-Saint-Denis have the highest maximum prices for having a DPE carried out: €620.
Landes, Hautes-Pyrénées and Pyrénées-Atlantiques are also at the top of the ranking for maximum prices (€400).
The lowest minimum prices are found in Lot and Lot-et-Garonne (€96), Essonne (€95), Alpes-Maritimes (€93), Creuse, Bas-Rhin, Rhône , Val-de-Marne, Isère and Paris (€90), Loire, Hauts-de-Seine, Seine-Saint-Denis, Val-d’Oise and Yvelines (€89), but also Bouches-du-Rhône, Nord and Pas-de-Calais (€77).

For a house of 90 to 120 m²
The average price of a DPE at the national level for a house with an area between 90 and 120 m² is €202.97, compared to €190.97 last year, or +6.28% in one year. Prices are higher than for an apartment.
The average price per department ranges from €153 in Lot-et-Garonne to €264 in Doubs, via €207 in Hautes-Alpes, €218 in Côte-d’Or and €190 in Vosges .
The lowest minimum prices are found in Bouches-du-Rhône (€83), Paris (€90), Val-de-Marne (€89) and Isère (€91).
While the maximum prices are €620 in Paris, Hauts-de-Seine and Seine-Saint-Denis and €479 in Ain, Savoie and Haute-Savoie.

Trend towards lower prices depending on the number of diagnosticians
According to the study, a trend towards lower prices is observed in areas where the supply of diagnosticians is greater, such as the North (451 diagnosticians present in the department), Bouches-du-Rhône (451 diagnosticians) or the Rhône (372 diagnosticians), for example.
Conversely, areas with a lower supply of diagnosticians have higher prices such as Aveyron (47 diagnosticians), Charente and Landes (57 diagnosticians) or even Corrèze (39 diagnosticians).
Exceptions
Finistère has a large number of diagnosticians (159) on its territory, yet the average price is higher than the national average (€191 for an apartment and €239 for a house).
The same in Ain with 103 diagnosticians and a price of €206 for the DPE of an apartment and €241 for that of a house.
* It concerns 1,370 DPE prices for apartments and 1,377 prices for houses. They were collected on the three largest French web platforms for booking appointments with diagnosticians and also through direct contact with diagnosticians not listed on these sites. Namely, in the price given, the diagnosticians include travel costs and report writing costs.
