In Aix-en-Provence, on the heights of the Duranne, the brand new Coteau district comes to life

This is a project that has fallen significantly behind schedule. After four years of work, the Coteau district which overlooks the brand new stadium was delivered this summer and it is inaugurated this Saturday noon in the presence of the Mayor of Aix-en-Provence Sophie Joissains.
This Coteau district is made up of 450 housing units and 4000 m² of future businesses with more than ten locations. The new buildings are structured around an entirely pedestrian square with a fountain and 219 newly planted trees and shrubs.
A chapel, eagerly awaited by the residents, must also be built from next year.

“Even if Duranne is a district we want to make it a village”

“We have taken the means to create a village atmosphere with numerous benches and places to park bicycles. Everything is pedestrian and there are also these places for local shops; bakery, café, pharmacy as you can imagine. found in the 36,000 municipalities of France. There will also be this chapel, eagerly awaited by the inhabitants and the diocese.. The work is due to start next year.” explains Rémi Capeau, elected official for the Aix-la-Duranne district.

“Shops will open little by little”

If almost all of the housing has been sold, the residents are now waiting for the opening of the ten businesses located on the ground floor of the 6 buildings. For the moment, only two premises are occupied by the locksmith “La clef aixoise ” and an electronic cigarette store “La Vape du Pirate” opened 15 days ago by two young managers.

The neighborhood has a connotation of a dormitory area. It’s true that it’s a vision to settle here, a risk, but I think the neighborhood will develop. This is what we were “sold”, there is no reason why businesses should not open” explains manager Goran Zderic. “Opposite, there will be a bistro, a pilates room, a greengrocer, a hairdresser, a laundromat : It’s going to be a great place!” hopes his partner Eloïse.

The economic context is complicated, explains the elected official from Duranne, who remains confident and promises that businesses will arrive.gradually“.

And it’s not over yet! Phase 2 of the program plans five new buildings for 2027, including social housing. “NWe don’t want an elitist neighborhood but social diversity specifies the elected official who highlights the many advantages of La Duranne “it is a district located near all communication routes such as the D9, the TGV station, Plan de Campagne with two school groups, the private Nativity college, a health center, and since this summer the Henri Michel sports complex “.

On average, the price per m2 in this area is around 4000 euros. For a T2, you need to count on 200,000 euros and between 300 and 350,000 euros for a T3.
