Since 1is April 2023, an owner who wishes to sell a very energy-intensive house, classified F or G under the energy performance diagnosis (DPE), must provide his future buyer with an energy audit, which can be carried out by a real estate diagnostician, an office studies or an architect (1).

The objective: to provide a detailed inventory of the property's performance. This also concerns the sale of a single-ownership building (belonging to a single owner) classified F or G.

New rules even came into force on 1is April 2024 on the work routes in particular. Namely, the energy audit in the event of sale will be compulsory for housing classified E from 1is January 2025.

An average price of €754.12 in

The average price of an energy audit at the national level, for a detached house with a surface area between 90 and 120 m², is from 754,12 €.

The average price per department ranges from €513 in Aisne to €1,270 in Creuse, according to the study.

A disparity in prices depending on geographic areas

According to Kiwidiag, the lowest average prices for energy audits are mainly found in areas where the supply of auditors is greater, such as in the departments of (€548; 147 auditors), Oise ( €587; 47 listeners), Rhône (€618; 99 diagnosticians), (€643; 41 listeners), Meurthe-et- (664 €; 46 listeners), (€672; 43 listeners) or even Moselle (€690, 52 listeners).

Exceptions to the rule

In , which has a large number of listeners (54 in total) compared to the number of housing units, the average price is much higher than the national average (€1,009), according to the Kiwidiag study.

Same in Saône-et- (€875; 36 listeners), in Bas-Rhin (€845; 67 listeners) or in Côte-d’Or (€8,925; 35 listeners).

Another exception: areas like Hautes-Alpes or Aisne, which have a low number of listeners (respectively 13 and 25 present), nevertheless offer average prices much lower than the national average (respectively €621 and €513). €).

Significant minimum and maximum price differences

The study shows sometimes very significant differences between the minimum prices and the maximum prices of energy audits. In Ain and Rhône, the minimum price is €296 and the maximum price is €1,790.

In Haute-Savoie, it ranges from €508 for the minimum price to €2,400 for the maximum price. In Isère, it ranges from €402 to €1,790.

“This amplitude can be explained by the presence of design offices in the offer which generally charge higher prices”souligne Kiwidiag.

Prices above the national average

Many departments exceed the national average price: Drôme (€910), (€935), Haut-Rhin (€904), Savoie (€926), Haute-Loire (€842) or Haute -Saône (€799).

The good students

Among the departments in which the average auditor rates are lower than the national average, we find Aube (€594), Alpes-de-Haute-Provence (€533), Loire-Atlantique (€605), the Vosges (€666), the Ardèche (€718), the Loire (€721) and the Meuse (€747).
