The price of Airbnb rentals continues to climb in major Canadian cities and almost half of those on this list are in Quebec.

At least that’s what underlines a new report from the financial site Money.ca, which calculates the cost of renting Airbnbs across the country.
Located in fourth position in the list, Lévis is surprisingly the most expensive Quebec city. Renters should expect to pay an average of $286 per night.
Unsurprisingly, the largest cities in the province, Montreal, Quebec and Laval, constitute the three other places where it is expensive to stay temporarily with Airbnb. The capital is in fourth position with the average rental price at $274 per night.

The metropolis is in fifth place with a cost of $264 per night.
Laval is in eighth position with an average fare of $249.
Large cities particularly targeted
British Columbia and Ontario are the only two other provinces to find themselves in this ranking.
Vancouver is the most expensive city to rent an Airbnb with an average price of $325 per night. It is closely followed by Toronto with a price of $315.

These two results are not surprising, since these large cities are the most expensive in terms of cost of living in the country according to data from Mercer’s 2024 cost of living rankings.
The city of Mississauga, Ontario, completes the podium with third place.
“While this is good news for residents of these cities looking to earn extra income by listing their properties on Airbnb, visitors who want affordable housing in the city may face a more difficult search “, said Kris Bruynson, vice-president of marketing at Money.ca in a press release obtained by email.

To arrive at these amounts, study researchers used Airbnb’s revenue calculator tool to determine each city’s average potential profit for renting three different room types: a single room, an entire property, an entire property with two bedrooms and an entire property with three bedrooms.
For example, in Montreal, the price is $166 for one bedroom, $243 for two bedrooms, then $383 for three bedrooms. By doing the calculations, the experts discovered that the average was $264.
