Houses, apartments… What can we say about the evolution real estate market prices in Castelnaudary and in the Lauragais audois ? To find out, it is possible to consult the figures communicated by the Chamber of Notaries of Audewho took stock of the department between 1is July 2023 and June 30, 2024, based on figures from the Notaries of France.
“The latest real estate statistics for the Aude market, at the end of summer, show a general drop in prices and the number of transactions over one year, more or less marked depending on the geographical areas of our department,” reveals, without making any mysteries , Benoît Duchan the president of the Chamber of Notaries of Aude.
Interest rates, inflation…
Indeed, in Aude, we see a drop in the total volume of real estate transactions of 19%during the period studied. To explain this trend, the Limoux notary evokes several factors which affect both the local market and the national market: the increase in interest rates, the inflation observed in 2023 and 2024 and “the wait-and-see attitude of buyers linked to uncertainties international and national economic and political policies.
Before ending on a more optimistic note by mentioning an increase in transactions this summer. “But it is much too early to say whether this is a seasonal improvement or the start of a lasting trend,” he tempers.
Old apartments
Concerning old apartments the Chamber of Notaries of Aude notes a drop in annual sales volume of 16%in one year, with 2,320 transactions over the period studied. The median price per square meter recorded a slight decline (-1.2%). to reach €2,330 . “Over a period of five years, the evolution remains largely positive: + 25% in Aude…” specifies the Chamber of Notaries.
HAS Castelnaudary and in the Chaurien basin (bordering municipalities), the fall is much more marked between 2023 and 2024. The median price reached today €1,070 per m2, a drop of 17.9%.
New apartments in Aude
As for the new apartment market, the number of transactions fell sharply in Aude (-39%) to reach 90 transactions between July 1, 2023 and June 30, 2024. The median price also fell (-1. 4%) and reached €3,630.
Old houses
In the department, sales of old homes fall by 17% (5,420 transactions between July 2023 and June 2024). It is the Littoral (if we include Narbonne) which takes the biggest share of the pie with 75% of the transaction volume.
The median price for this type of property, in Aude, is €150,000in 2024, a decrease of 3.2% since last year. This is still the second highest value recorded over the decade, reassures the Aude Chamber of Notaries. “Over a period of five years, the cumulative departmental increase reaches + 12%. »
Rise in house prices in the Chaurian basin…
In the Chaurian basin, the trend is not downward over the period 2023-2024. The median price of an old house is now €145,000, an increase of 3.6% in one year.
This dynamic is particularly visible in the municipality of Castelnaudary alone. where prices increase by 13.1% . The median price is €143,600 for an old house in the cassoulet capital of the world.
For comparison, among Aude cities of roughly equivalent size, we note that median prices also rise to Lézignan-Corbières(+ 2.9%) to reach €156,000. On the other hand, they fell by 11.1% to Limoux . There, the median price for an old house is €130,700.
…but a drop in Lauragais Audois
Further around Castelnaudary, in the communes of Lauragais Audois, the Chamber of Notaries notes an 8.8% drop in prices of old houses with a median value of €141,500.
That of a property of the same type in the town of Bram in 2024 is €136,000, a decrease of 7.4% compared to 2023.
Building land
Transactions concerning building land of the department, they too in sharp decline (-37%), numbered 690 in the space of one year. The price per m2 also fell over the year: -9.9% for a median value of €55,800. “Over a period of five years, the evolution remains slightly positive (+ 6.3%)”, once again tempers the Chamber of Notaries of Aude.
In Castelnaudary and in the Chaurian basin, the authority does not communicate figures on building land. She considers that the data is not significant given the low number of transactions. On the other hand, in Lauragais Audois, notaries note a drop in the price of land by 10%between 2023 and 2024. The median is, in summer 2024, at 45 000 €.
