In addition to this future student residence (read elsewhere), has the real estate market already recorded its first ups and downs, while the students of INU Champollion have just moved to Saint-Eloi? Yes, according to some professionals. “Clearly, this grouping of the two universities is boosting the market, demand is now stronger in the neighborhood,” confirms Thomas Lacombe, head of the Orpi Bourran real estate agency.
With around 3,000 students in total, it must be said that Rodez can count on a great dynamic, symbolized by the creation of this campus. “The consequences are already being observed,” continues Véronique Chirac, director of the Committee for Independent Housing for Young People, which supports Ruthenian students in their search for a home. More and more shared accommodations are offered in individual houses located near universities for example, where residents rent a room to students.”
But growing demand and a sector with potential also means rising prices, that is in any case what Craj notes. “Excluding charges, for a studio, two years ago, you had to count on around €270, today, it’s more like €300,” says Véronique Chirac, an increase of around 11%, particularly observed on small areas.
In this context, the association directs students towards public housing, although few of them think about taking these steps. Especially in the urban area, the Rodez Agglo habitat public office is in charge of the Camonil-Leclerc residence, the only residence certified by the Crous, which has 65 housing units, or the one called “le Parc”, inaugurated in October 2023 in Saint-Eloi. It offers 30 accommodations reserved for under 30s.
