“The market remains complicated and tense in Lyon,” recalls the National Federation of Rhône Real Estate (FNAIM) during a press conference intended to present the latest figures for the sector.

The sale prices of apartments continue to fall compared to those revealed on May 1, 2024, themselves already down several points compared to the start of the year. Consequence: the cards have been redistributed among the districts, whose ranking from most expensive to least expensive has been slightly shaken up.

6th, 4th and 2nd arrondissements in the lead

Faced with the rather significant drop in prices in the 2nd arrondissement of Lyon between May 1 and September 1, 2024, going from €5,061/m² to €4,753/m², the 4th arrondissement thus climbs one place in the top 3 of the most expensive districts in the city.

Just behind the very posh 6th arrondissement, which still retains its first place, that of -Rousse now comes in second place with 4,778 €/m².

If the classification is modified and can therefore make one believe in a rise in prices in the 4th arrondissement, this is not the case. The latter, like all the others, has fallen slightly since its price per m² reached €4,963 four months ago.

Always the 5th arrondissement last

In last position, we once again find the 5th arrondissement of Lyon with a price of €3,664/m². Here is the full ranking:

  1. Lyon 6e : 5 089 €/m²
  2. Lyon 4e : 4 778 €/m²
  3. Lyon 2e : 4 753 €/m²
  4. Lyon 1er : 4 647 €/m²
  5. Lyon 3e : 4 358 €/m²
  6. Lyon 7e : 4 259 €/m²
  7. Lyon 8e : 3869 €/m²
  8. Lyon 9e : 3 717 €/m²
  9. Lyon 5e : 3 664 €/m²

-13.6% in two years

Overall, the sale prices of housing in Lyon increased from €4,492/m² to €4,336/m² in four months. In the grip of an unprecedented real estate crisis, the city recorded a 13.6% drop in its price per square meter.2 in two years, according to the National Real Estate Federation of the Rhône.
