In which neighborhood Metz (), have property prices fallen the most?

During a press conference organized at the beginning of October on the state of the market, the Chamber of notaries of Alsace and Moselle answered the question.

The Islands: this district of where the price of old apartments has fallen the most

In Metz, it is the Islands district which stands out. According to data transmitted by notaries, the median price per m²* of old apartments has decreased by 6.2% between July 2023 and June 2024. From now on, it stands at 2 510 euros/m².

Here are the median prices per m² and their annual evolution for other districts of Metz studied by specialists:

  • Screen printing : 2 240 euros/m² (- 3,7 %).
  • Plantières-Queuleu : 2 500 euros/m² (- 3,2 %).
  • Old town center : 2 690 euros/m² (- 3,1 %).
  • Vallières-Les Bordes : 1 960 euros/m² (- 2,1 %).
  • New town center : 2 630 euros/m² (+ 1,7 %).
  • Patrotte-Metz- : 1 630 euros/m² (+ 4,5 %).
  • Before-The-Bridges : 2 140 euros/m² (+ 11,1 %).

On average, the price of old apartments in Metz has decreased by 1% over one year to achieve 2 370 euros/m².

What are the prices for old apartments in Moselle?

More generally, for old apartmentsthe median price per m² has decreased by 4.5% in Moselle to reach, at the end of June 2024, 2 020 euros/m².

Here are the prices in certain towns in the department:

  •  : 2 440 euros/m² (+ 1,9 %).
  • Metz : 2 370 euros/m² (- 1 %).
  • Montigny-lès-Metz : 2 340 euros/m² (- 1,2 %).
  • Yutz : 2 180 euros/m² (- 8,2 %).
  •  : 800 euros/m² (- 11,2 %).

Old houses: prices plummet in Metz and

As for old houses, the trend is also towards drop : the median selling price is displayed at 188 100 euros end of June 2024, i.e. a fall of 5.9% over a year. For comparison, the drop is 1.6% for Bas-Rhin.

Here is the data for sept communesfrom Moselle:

  • Thionville : 331 500 euros/m² (- 10,4 %).
  • Yutz : 314 200 euros/m² (+ 1,6 %).
  • Metz : 240 300 euros/m² (- 12,6 %).
  • Hayange : 177 600 euros/m² (+ 1,2 %).
  • Fameck: 171,500 euros/m² (annual change not significant).
  • Forbach : 153 000 euros/m² (- 1,2 %).
  • Sarreguemines : 147 800 euros/m² (- 13,8 %).

*The prices indicated are median prices. “Which means that 50% of sales were made at a lower price and 50% at a higher price,” specifies the Chamber of Notaries.
