The Belgian Statistical Office (Statbel) has published real estate figures for the year 2023, based on sales deeds registered with the FPS Finances. And once again, at the Walloon level, it is in Walloon Brabant that prices are the highest.

Moreover, the top 10 in terms of houses is entirely occupied by municipalities in our province, with Attert, a municipality in the province of Luxembourg, falling to 11th place in the ranking compared to that of 2022.

Unsurprisingly, it was in Lasne that the median price for a house, all types combined, was the highest: €632,000. Which means that half of the properties in this locality sold at a higher price and the other half at a lower price.

It is followed by Waterloo (€522,500), Rixensart (€480,000), Chaumont-Gistoux (€477,500), La Hulpe (€475,000), Ottignies-Louvain-la-Neuve (€410,000), Chastre (€475,000). €400,000), Braine-l’Alleud, Grez-Doiceau and Mont-Saint-Guibert closing the Walloon top 10, tied (€395,000).

Houses: five municipalities below the €300,000 mark

In the province, only five municipalities were below the €300,000 median price: Jodoigne (€298,000), Orp-Jauche (€292,000), Tubize (€279,000), Hélécine (€270,000) and Rebecq (€263,500).

Across Walloon Brabant, at the median price level, a house with 2 or 3 facades cost €320,000 (+1.6% compared to 2022) while a house with 4 facades cost €460 000 € (-1.1%).

As we can see, prices have tended to flatten overall, after having increased between 2022 and 2021 (+3.3% for houses with 2 or 3 facades and +5.7% for 4 facades).

In 2023, it was in Hastière (province of Namur) that a house cost the least in Belgium with a median price of €91,000 and in Ixelles it was the most expensive (€827,500). Lasne is the 9th most expensive municipality in the kingdom.

In terms of apartments, the Walloon top 10 is a little more varied. The municipalities of Walloon Brabant, however, monopolize the first six places: La Hulpe (€393,000), Waterloo and Rixensart (€350,000), Mont-Saint-Guibert (€285,000), Braine-l’Alleud (€275,000) , Wavre (€250,000), tied with Gerpinnes (Hainaut). Ottignies-Louvain-la-Neuve comes next (€249,900) while Gembloux (Namur, €247,100) and Messancy (Luxembourg, €239,500) finish this top 10.

The least expensive municipalities for an apartment in our province are Jodoigne (€215,000), Tubize (€212,500) and Nivelles (€210,000).

Apartments: La Hulpe, 2nd most expensive municipality in Belgium after Knokke

Across the province, the median price of an apartment was €249,000 in 2023 (+1.6% compared to 2022). Here too, the increase is less strong than between 2022 and 2021 (+6.5%).

The cheapest Belgian municipality for an apartment was La Calamine (province of Liège, €60,000) while Knokke-Heist was the most expensive (€555,000). She was followed by La Hulpe.
