The Cloche d’Or district, to the south of the capital of Luxembourg, is preparing to welcome a colossal new project: Botanica, that’s its name, is a real estate complex which will see the light of day within a new park landscaped area of ​​2.1 hectares, for a total of 60,000 m² of new construction.

The Codic group, developer of the project, explains in a press release that the project will include “offices, hotels, shops and services”. In total, eight new buildings must be constructed to complete this vast real estate puzzle.

The complex will be located in the heart of the Cloche d’Or activity zone, at the corner of Route d’Esch and Rue Guillaume-J.-Kroll. This “will form a real urban island of freshness and will be hyperconnected to means of transport. It will integrate the most demanding environmental and societal criteria,” promises the company.

Some dates to remember

In its press release, the Codic group recalls having acquired the former Titanium logistics site in December 2022. Obtaining construction authorizations is the result of three years of studies.

Between October 2021 and March 2022, Codic launched a European architectural competition to determine the winners of the call for tenders. Three companies were ultimately selected to carry out the project: the SCAU office (responsible for projects such as the Stade de , the Vélodrome stadium in , etc.), the Luxembourg office Tetra Kayser Associés and the Belgian landscaper JNC International.

According to Codic, the regeneration of the selected site began in March 2023 with demolition work on the old Titanium buildings. Construction work is to be undertaken from the second half of 2024. Construction is to extend until 2030, according to the Codic press release.

A project in a booming neighborhood

This project comes in addition to numerous achievements which have contributed to the extension of the Cloche d’Or district. Since the 2010s, construction has increased in the south of the capital, in an area between the Ban de Gasperich and the Cloche d’Or district.

A major achievement is expected in the coming years in the district: the arrival of the tram at Route d’Esch. This extension would therefore serve Botanica, since a tram stop is planned shortly after the intersection with rue Émile-Bian. According to the latest information relayed on this point during the Luxtram press conference on September 27, a financing bill must be submitted in 2026, while construction must take place around 2030-2031.

The development of the district is also taking place through large constructions, some already completed, others currently being designed and others which must be built soon, in particular around the Cloche d’Or shopping center, on the PAP Grossfeld. In this regard, the two buildings Emerald and White House were recently delivered; the B&B hotel, which will include 150 rooms, is scheduled for completion in 2025.

Among the other projects which must be finalized in the future, we also find the Stairs office building, The Rock, Weierbach and The Loft House buildings, the trio of Skyview towers… These different buildings must make it possible to accommodate tertiary activities, but also housing.

Between Route d’Esch and Boulevard Raiffeisen, where the old Cloche d’Or district meets the new one, construction of the new PwC Luxembourg headquarters will soon begin in place of the former Renault site (now installed in Belval). Next door, Ekxo, the first wooden office building in Gasperich, will be built.
