Goran Zeindler is the questionable real estate entrepreneur behind the vacant Sugus houses. Now it turns out that he has a dubious reputation as a tenant – as a cheated landlord tells Watson.

It’s just another chapter in the book of controversies surrounding Goran Zeindler, currently Switzerland’s most notorious real estate entrepreneur.

Long before Zeindler’s administration Allgood Property AG had terminated the Sugus-Häuser’s rental companies, he is said to have brought former business partners by millions, as Watson reported. The list of cheated people is long. Zeindler is connected to 16 bankrupt companies, has open debt collections worth almost 3 million francs and is facing criminal proceedings.

Now it turns out that he, the tenant terror on Zurich’s Neugasse, has a history as a dubious tenant – as his former landlord tells Watson.

Popular throughout the village

“When I met Goran, he had already won over the whole village,” says Albert Aeberli* to watson. Aeberli lives in Sarnen, Obwalden, where Goran Zeindler’s management company Allgood Property AG had its headquarters for a year. From November 2023 to November 2024.

At that time, Zeindler not only wanted to move his company headquarters to Sarnen, but also his residence, remembers Aeberli. He quickly tried to find a connection in the village. «Goran immediately showed up at events, but also in bars and shops, and impressed people with his charismatic manner. “Everyone immediately thought he was a brilliant guy.” Zeindler wanted to give the impression that he could be for Sarnen what Samih Sawiris was for Andermatt. But he turned out to be René Benko.

To prove what he planned to do with Sarnen, Zeindler liked to boast about the expansion of an office that he managed for a large company in Kägiswil, a district of Sarnen. But there, too, he left behind scorched earth and didn’t pay the craftsmen, as Aeberli says.

However, Aeberli knew nothing of this when he offered Goran Zeindler and his wife a rental agreement for his attic apartment in October 2023 – 4.5 rooms for 3,900 francs a month. A big mistake, as it turned out.

“We found you”

Goran Zeindler was the perfect tenant for the first three months. He rented the apartment through his company and paid for it on time. There were never any complaints.

The strange thing only began in February, as Aeberli explains. “Someone had smeared Goran Zeindler’s mailbox with the words: ‘We found you.'” Zeindler therefore asked him to clean the mailbox. And to put up a new nameplate – that of his company Allgood Property AG.

Zeindler wrote Aeberli via email at the time, which Watson has:

«We are both often abroad and only sporadically in Sarnen. The projects in Croatia have started, as has the yacht season. As soon as we get back, I’ll be in touch for dinner in Zurich.”

Although Aeberli found the slogan smeared on the mailbox strange, he was convinced by Zeindler’s friendly and friendly manner that there was nothing behind it.

But nothing came of the shared dinner together. Zeindler and his wife almost never showed up in Sarnen again after the mailbox campaign. At the end of March 2024, he had the apartment terminated by Allgood Property AG. When returning the apartment on June 19, 2024, Aeberli was presented with a picture that he can only describe as a “shambles”. “We have identified serious damage to tenants,” he says.

Damages never paid

The list of damage is long, as shown by the compilation from the architectural firm that commissioned Aeberli to carry out the assessment. In particular, the bathroom, the window sills and the balcony as well as the railing were “run down”. In total, Goran Zeindler caused damage to tenants amounting to 16,622 francs in just a few months, says Aeberli.

«We completely renovated the apartment before renting it to Allgood Property AG. “So all damage must be caused by Goran Zeindler,” explains Aeberli.

But for him it’s not primarily about the damage if Goran Zeindler or his company Allgood Property AG had paid for it.

Because the bill was never paid. Zeindler’s lawyer responded to emails directly or inquiries were ignored. And when asked, he makes a legal proposal directly. In addition, it is impossible to get money because Zeindler has moved his residence abroad.

The cheated landlord Aeberli has come to terms with this:

“I don’t expect him to ever pay the outstanding 16,000 francs.”
