Caixa has new rules for those who want to buy properties. Starting this Friday (1), for those financing, the down payment will be higher.
With the new rules, whoever opts for the SAC system (Constant Amortization System), one in which the installment decreases over time, the down payment increases from 20% to 30% of the value of the property.
Using the Price system, which has fixed installments from start to finish, the entry value increases from 30% to 50%. It is worth noting that the fund will only release credit to those who do not have another property that is already financed.
For example, if a person is going to buy a house worth R$500,000, through the SAC system the down payment, which was R$100,000, becomes R$150,000. In the Price system, the entry of R$150 thousand will now be R$250 thousand.
The big concern is that 70% of real estate financing made in Brazil is through Caixa Econômica, so many people will be impacted by the change.
The offer of properties in Cascavel is enormous. And if some properties were already taking a long time to be sold, possibly from now on many will be left stranded.
