Each winner left with their wooden pyramid with a golden tip. On December 18 in the very chic Wagram room in Paris for the 21st edition of its Golden Pyramids, the Federation of Real Estate Developers (FPI) awarded the national grand prize, sponsored by the promoters’ bank Socfim, to Cogedim.
The flagship brand of the Altarea group is rewarded for Rive Nature in Villeneuve-la-Garenne (Hauts-de-Seine). Designed by Valode and Pistre Architectes, this residential program targets first-time buyers, who can become owners without down payment via Access, the developer’s new financing offer to stimulate its retail sales, which have been declining since 2022.

Real estate: individuals, lifeline for 2025
« Of the nearly 550 lots intended for individuals, more than 400 were sold in just eight monthstold Raphaël Rolinet, regional director of Cogedim in Paris and Hauts-de-Seine, in an aside to “Moniteur”. French people who were tenants, in the private or social sector, did not think they could become owners. We are experiencing great success in our sales space within the Quartz shopping center (owned by the Altarea commercial property company, Editor’s note), located near the land that we purchased ten years ago with a view to its extension. »
The commercial project finally turned into residential, at the request of the City. Delivery is announced in the second quarter of 2027.
A thought for Valérie Létard
Introducing the awards evening, the president of the FPI Pascal Boulanger declared in front of 200 developers, industrialists, energy companies, bankers and other partners: “We would like Valérie Létard to remain at the Ministry of Housing (…) She is unanimity. » Part of the audience applauded. The resigning minister (since the resignation on December 5 of the Barnier government overthrown by deputies) was appointed last September.
The regional developer, an endangered species
In addition to Quartus, for its Nantes mixed operation Ilot Bergeron to be delivered in the second quarter of 2025 (there remain 3 housing units to be marketed out of 49 in total), or even Green City Immobilier, which has removed concrete in a program of 38 free housing units in Tournefeuille ( Haute-Garonne), the FPI handed over two pyramids to the Haut-Savoyard developer Efidim.
Its president Jean-Luc d’Aura took the opportunity to warn of the disappearance of regional players: “Between the rise in rates, the absence of land policy and the demands to produce ever more social housing in our programs, our economic model no longer holds. I have to going from a generalist, capable of serving first-time buyers and building for social landlords, to a developer of high-end housing. »
Efidim’s operations generally consist of around twenty lots. Difficult, with this small volume, to sell to the middle classes… “And if the municipality requires 30 or 50% social housing, the equation is impossible to find. You do not find clients who finance it indirectly by purchasing free housing within the same program,” he added, on the sidelines of the ceremony.
