Sales and construction in free fall: in , these 3 figures which warn of the real estate crisis

This is the evolution of listings for sale in real estate development in between the first nine months of 2023 and the same period of 2024. With 429 listings for sale, Rennes remains, logically, the city in the region which produces the most housing. However, the fall is spectacular. Much more than in the entire metropolis (-26%). For comparison, metropolis and agglomeration increased their number of sales by 12 and 28%. But the levels remain lower (288 and 91 put up for sale).

This is the total number of housing units expected to be delivered in the Rennes catchment area by the end of 2024, down 25% over one year. This corresponds to 1,809 fewer housing units than in 2023. The only city of Rennes is resisting, with an increase of 5% in one year, but the Metropolis excluding Rennes is collapsing with an expected drop in deliveries of -28%. In such a context, the Metropolis' objective of 5,000 housing units delivered per year seems difficult to achieve for the year 2024.

This is good news for buyers, bad news for developers. The average sales price for real estate development in Rennes in 2024 is €5,600 per m²: in the 1st quarter of 2024, the trend is downward (-4.7%) compared to 2023. Prices, however, remain largely above above the levels displayed before the health crisis (€4,685 in 2019 and even €2,978 in 2013). In Rennes mainland – excluding Rennes – the drop is more significant (-10.7%) between 2023 and the first quarter of 2024.
