A seniors’ residence planned on the Saint-Joseph plateau

A further step has been taken by the City of Sherbrooke, as a regulatory change will make it possible to integrate the lot in question into a residential designation, whereas it was in a commercial designation.

The building planned by the company EMD Bâtimo could reach 10 floors and would be built on a lot along rue Achille-Beaucher.

The land has an area of ​​more than 20,000 square meters. On its site, EMD Bâtimo describes itself as one of the leaders in the construction and real estate industry in Quebec.

To benefit from a residential designation, the project had to be subject to a modification of the revised planning and development plan. The City had received a request for an amendment to this effect. The file first went to the Regional Planning Commission.

“It was an approach where we had commercial centers, because we had fewer concerns about travel and greenhouse gases. Today, we are still affected by all these issues which before were not part of the equation,” comments the municipal councilor of the Carrefour district, Fernanda Luz.

In a City document, we note that the chosen site has several advantages, including access for residents to several services within walking distance.

“The presence of active and collective transportation in the area will ensure a link between neighborhoods and offer a certain autonomy to future residents of the project,” we can read.

Another step must be taken to progress the file, namely an amendment to the zoning and subdivision by-law.

Remember that citizens in this area are calling for street paving. Some unpaved streets deteriorate quickly due to automobile traffic.
