Razed in 2021 after years of waiting, the old city of Poplars was a wart on the edge of the Anatole-France district. A real estate project will finally come to fruition. It is supported by the Sangalli Maratuech group and the first excavator operations are expected at the beginning of 2025.
A public housing estate of 163 housing units that have become obsolete and precarious, all in an environment of insecurity: the Peupliers residence still leaves bad memories for the residents of the neighborhood. Its demolition was recorded in 2015, but the whole thing was finished being razed in the summer of 2021. During this time, local residents have continued to question the future of the site and especially its urbanization. Most expressed their opposition to the reconstruction of multi-story buildings and particularly called for more greenery.
At the end of 2023, a project was finally presented to residents. The SM group was selected for the creation of a residence of 21 lots for home ownership. As the year 2024 draws to a close, “the project is launched”, announces municipal elected official Guy Clergue. “The planning permission has been issued. It is now at the discretion of each buyer to file a building permit.” The first excavator operations should therefore take place at the beginning of 2025.
What we know about the real estate project
The SM Maisons group is planning the construction of a new housing development “secure” composed only of individual houses. “There will be no surrounding wall, but controlled access with parking sufficiently spacious to accommodate residents’ and visitors’ vehicles,” announces Guy Clergue. The developer thus provides land of 325 m2 to build single-storey T3 villas of 70 m2.customizable”, each with a garage of 16 m2. For each home, an exterior is planned to organize a summer terrace accessible from the living room. As well as “three bedrooms and a kitchen opening onto a spacious living room”. As for the customization options, they include “both on tiles, bathroom and kitchen equipment”.
The manufacturer targets a clientele of couples or families with first-time buyer status, but also seniors, attracted by the numerous amenities of the Anatole-France district (local shops, medium-sized stores, sports facilities, educational establishments, etc.).
In addition, the subdivision will include a large central park which will remain private. The elected official Guy Clergue reassures in passing: “A gentle lane and a pedestrian crossing open to all will be retained to go from Avenue Anatole-France to the neighborhood.” The project will also have the merit of rectifying the route of Rue des Peupliers, an axis known to be accident-prone due to a 90-degree turn.
