(Boursier.com) — AXA IM Alts, one of the world leaders in alternative investments with 185 billion euros in assets under management, announced the completion and delivery of Keiko, an office property complex located in the Pont district from Issy to Issy-les Moulineaux in the southwest of Paris, and which is part of a large-scale urban planning program. Sefri-Cime, acting as Delegated Project Manager, ensured its completion.
Designed by Loci Anima Architectures, bringing together two asymmetrical wings, Keiko’s architecture is inspired by the ancestral Japanese approach to the search for harmony. The inclined appearance of the building and the arrangement of the facade panels make the building original, which is wrapped in scale armor reminiscent of samurai armor (“Keiko” in Japanese).
Aiming to meet the well-being of users while integrating sustainability criteria, Keiko offers numerous services, including a restaurant on the 14th floor, with a mezzanine opening onto a rooftop and a panoramic view of the city. Responding to new modes of soft mobility on the outskirts of Paris, Keiko has a large bicycle park directly connected to the Boucle de Seine cycle network.
The desire to build sustainably, by optimizing the operational carbon footprint of the building, is one of the objectives of this emblematic project. This is evidenced by the design work on the facade which, in a rare way for a building of this height, offers real openings, upper floor balconies, and exterior screen printing allowing the management of solar gain.
Keiko has obtained the WiredScore “Platinum” Label and is aiming for BREEAM certifications at “very good” level, HQE Sustainable Building certification at “excellent” levels.
The Issy Bridge, a unique urban regeneration project in Ile-de-France
Consultation between the different actors, AXA IM Alts, investor and developer on behalf of its clients, the Town Hall of Issy-les-Moulineaux, the architect Loci Anima and the developer Sefri-Cime, was essential to define the objectives and project constraints. Environmental and social impact studies guided architectural and urban planning choices, while taking into account feedback from local residents and future occupants to refine the design of spaces, buildings, urban and landscaping arrangements, as well as the creation of public and semi-public spaces promoting conviviality and appropriation of places by residents and users.
As a whole, the urban project totals approximately 59,000 m² of offices, including the Aquarel building occupied by Capgemini, 190 housing units, shops and a nursery. It is also marked by the importance of outdoor spaces, whether public, including a square connected by a pedestrian bridge to the Issy Val de Seine station, or private to apartments or offices.
