If prices fell in the main French cities over the first nine months of 2024, they have increased significantly in some in 10 years, sometimes with increases of more than + 40%.
This is what the Notaries of France noted during their press conference on December 16 on the real estate balance sheet for the period from 1is January to September 30, 2024.
One city at less than €2,000 per m², four around €2,500 per m²
According to the Notaries of France, Saint-Étienne has the most attractive prices among the main French cities, with a median price per m² of €1,140 for old apartments over the first nine months of the year.
In four cities, it is around €2,500: in Dijon and Orléans (€2,500 per m²), Reims (€2,520 per m²) and Toulon (€2,560 per m²).
These cities evolve in the same proportions over time, particularly compared to five years ago.
Cities where the price per m² reaches more than €4,000
Bordeaux (€4,250 per m²), Lyon (€4,500), Nice (€4,720) and Paris (€9,490) offer the highest median prices per m² for old apartments.
A general drop in prices with the exception of Nice
Prices remained stable, with changes over one year being negative for all municipalities. “Among the cities studied, the general trend a year ago was record prices for the most accessible cities”underline the notaries. “For more expensive municipalities, the findings were more nuanced. In 2024, no new price record has been observed with the exception of Nice where prices have remained stable (+ 0.1%). »
The most significant drops are observed mainly in cities where prices are higher: Paris (- 6.7%), Bordeaux (- 7.5%), Lyon (- 8.6%) and Nantes (- 9 .2%).
These developments were already on a downward trend a year ago. In cities where the median price is between €2,500 and €3,500 per m², the decreases over one year do not exceed -5%.
Orléans is an exception, but the decline of -6.3% observed this year follows an increase of +5.1% observed a year ago, note the notaries.
In Grenoble, the price level reached last year returned to the record level (above €2,500 per m²) already observed in 2007-2008.
The sharp drop that occurred this year (-7.1%) brings the median price per m² back to the 2021 level, i.e. €2,400 per m² for old apartments in the capital of the Alps.
And over 10 years?
If we compare the prices of old apartments between 2014 and 2024, no drop is noted by the notaries.
In 10 years, two cities have recorded an upward trend in the median price per m² of less than +10%: Grenoble (+7%) and Saint-Étienne (+9%).
While in two cities, it oscillates between + 10% and + 20%: in Toulon (+ 17%) and Paris (+ 17%). In six cities, the increase is between + 20% and + 30%: in Dijon (+ 21%), Lille (+ 23%), Reims (+ 23%), Le Havre (+ 25%), Toulouse (+ 28%) and Montpellier (+ 29%).
In six others, it varies between + 30% and + 40%: in Orléans (+ 30%), Marseille (+ 31%), Nice (+ 32%), Nantes (+ 35%), Lyon (+ 36%) and Bordeaux (+ 39%).
And in two cities, the increase in the median price per m² is more than 40%! This is the case for Strasbourg (+ 41%) and Rennes (+ 53%).
