The city of Villeneuve-la-Garenne, with the technical assistance of the Etablissement Public Foncier de l’Île-de-France and the SEM QUODAM, has selected the Verrecchia Group’s project for the transformation of the Gallieni Sud eco-district, a proposal that showcases cut stone and brick. In the first ring of Greater Paris, this new urban project will include 274 housing units with the aim of rehabilitating the district into a place of sociability.

Restoring the attractiveness of Villeneuve-la-Garenne

Villeneuve-la-Garenne is engaged in a dual project consisting, on the one hand, of restructuring its city center and, on the other hand, of highlighting its habitability and its environment, to allow a real urban renewal of the town.

In this context, a consultation was set up to award macro-lot 1 and macro-lot 2 of the Gallieni Sud residential sector. The municipality’s clear ambition was to designate projects that combine a refined, reassuring and sustainable architectural vocabulary with the finest materials, to design a beautiful and connected, modern and peaceful City.

The “custom-made” redevelopment project presented by Verrecchia for macro-lot 2 was selected because it meets this desire and is part of the objective of producing a new housing offer adapted to the local environment and which promotes the liveliness and vitality of the district.

The program will include 9 houses and 265 dwellings, ranging from T1 to T5, with common and private spaces, indoors and outdoors, distributed between different buildings. Permeable spaces between public and private, designed to create social ties and promote living together.

In order to contribute to the transformation of the district, the 18,900 m² SDP real estate project will also include a 200 m² commercial premises located on Boulevard Galliéni and a 300 m² nursery and its protected outdoor space located on Rue du Fond de la Noue.

A local raw material

As with all of its parks, Verrecchia applies the right material to the right place. Supplied from the Violet quarry in Nogent-sur-Oise, located less than 50 km from Villeneuve-la-Garenne, cut stone will be the predominant material for the project.

Ecological and low-carbon, it is recyclable, has excellent thermal, acoustic and aesthetic qualities. It will be combined with other bio-sourced materials such as brick and wood, reinforcing the sustainability and heritage value of the building.
