Down 1.9% over one year as of November 1, 2024, the price of apartments in the 11th arrondissement of Paris has not experienced the more pronounced decline that affects a large part of the capital. At €9,642/m2 for an apartment and 9,876 €/m2 for an average house, the properties are mainly purchased by former tenants who want to settle permanently in the framework offered by the district. Prices are very homogeneous between the districts, with 300 €/m2 maximum difference.

In the XIe district, the majority of transactions are carried out with former tenants who have been won over by the neighborhood. “With parks, pedestrian areas, good schools and great places to eat, dance or go out, you really have to motivate yourself to get out of the XIe », points out Samia Bass, from Century 21. Since September, prices have fallen and good deals have multiplied. On the edge of the Marais, properties which sold for around 13,000 euros per m² three years ago have now fallen to between 11,500 and 12,000 euros per m².
Besides the favorite triptych which includes Oberkampf, Parmentier and République, “rue des Boulets and Charonne offer great opportunities for lovers of the Bois de Vincennes or those who need to reach the ring road or the RER A quickly”adds Philippe Thomas, from Fredelion. The professional sold a 100 m² 4-room apartment with balcony and double living room, to renovate, for 975,000 euros. To the south of the district, Faidherbe and Bastille appeal especially to young people. Rue Titon, a first-time buyer bought a 46 m² apartment at 4e floor for 500,000 euros.
