In Combourg (Ille-et-Vilaine), the former Royal cinema is an emblematic building of the commune’s heritage.

Closed since the 1990s

Now disused, it closed its doors in the mid-1990s. And yet, this imposing building, built between 1936 and 1939 by the architect Yves Hémar, actively participated in the life of the city.

Municipal foyer of Combourg, “it originally included a meeting room and shower baths”, details the town hall.

200 places

In the 1950s, it was transformed into a cinema, with a 200-seat room.

The Le Royal cinema will have contributed considerably to local cultural development, by offering the population film screenings, theatrical performances and other shows or conferences.

A massive building, its large pediment and columned entrance bear witness, “on a city scale, to modern regionalism”.

A call for projects open to all

Located in the historic heart, it is now an integral part of an urban wasteland.

The municipality now wishes to bring this 800 m² built site back to life. It is launching a call for projects and is looking for “a buyer who will propose an activity which will contribute to the animation of the territory”.

This call is open to all categories of project leaders “from the economic, artisanal, social or cultural world. Entrepreneurs, designers, creators, artists, investors, managers, users…”

What are the rules to know

This 800 m² site constitutes a complex made up of three separate buildings.

There is a historic building “classified as a remarkable heritage site, which as such must be preserved”, specifies the municipality. Added to this is a performance hall and community rooms. These “can be renovated or deconstructed”.

Candidates who carry a project “will be able to develop it in all or part of the sector, the only constraint is to necessarily integrate the historic Le Royal building”.

To apply, simply download the consultation regulations, carry out a visit to the building “mandatory to submit an offer”. Then, you must gather all the required supporting documents and submit the offer before July 26.
