CSome French people did not expect such increases! Imagine their surprise when they discovered their property tax notice in their mailbox… While inflation has fallen below 2%, the increase exceeds 10% in some municipalities. In addition to the 3.9% revaluation of the taxable base – voted by Parliament at the end of 2023 as part of the 2024 finance law in order to take inflation into account – there was also the rate increase decided by the municipality (city and group). This is the case in Nice, which shows an average overall increase of 15.8%, Saint-Étienne (14.1%), Annecy and Nancy (13.4%), and, to a lesser extent, Villeurbanne (9.8%), Montreuil (5%) and Saint-Denis de La Réunion (2.7%).

But this is not the case for all owners liable for the tax. Of the 42 large cities with more than 100,000 inhabitants studied, 34 have kept their rate unchanged, notes the study carried out by the FSL firm, which specializes in local authority finances. They have been satisfied with the 3.9% revaluation of the taxable base. “The freeze affects more municipalities than in 2023 and 2022,” notes the firm. And for good reason: the municipal elections of March 2026 are looming on the horizon.
