Real estate in Aix is ​​falling and the average price has now reached 5,976 euros per m² in September (prices displayed in advertisements before negotiations), according to figures from our partner Bien’Ici*. Over a month, prices have fallen by 0.5% and, over a year, they have fallen by 0.8%.

On the rental side, prices are increasing. Thus, the average rental price comes to 24.6 euros per m2. For a studio, you will need to pay an average of 637 euros per month and for a 3-room apartment 1,200 euros.

In Aix-en-Provence, the population has been growing for several years. According to INSEE, the city had 147,122 inhabitants in 2020, compared to 142,149 in 2014 and 141,895 in 2009 (i.e. +3.7% since 2009). People without professional activity form the most represented socio-professional category (23.6% of the population aged 15 or over). Next come retirees (21.7%), executives and higher intellectual professions (16.4%), intermediate professions (14.6%) and employees (13.9%).

The least common socio-professional category in Aix-en-Provence is farmers (0.2% of the population), followed by artisans, traders, business leaders (3.7%) and then workers (6%).

The number of primary residences has been increasing overall in recent years (73,933 in 2020, compared to 68,917 in 2009). The number of secondary residences and occasional accommodation is also increasing: there were 3,125 in 2009, and now there are 5,331. Vacant housing is also increasing, from 5,850 in 2009 to 7,786 in 2020.
