G-rated housing may have been subject to energy indecency since January 1, 2025, but only a minority of owners of these homes plan to carry out the necessary energy renovation work, according to a study by the Guy Hocquet Location observatory. The ban on rental of properties classified G applies to new leases or the renewal of existing leases. The objective is to encourage energy renovation to reduce the ecological impact of buildings, responsible for 25% of greenhouse gas emissions in France. However, only 26% of owners of housing classified G in the DPE say they plan to carry out work.
Being an outlaw or selling off your property
A roughly equivalent proportion -27%- even plans to go out of the law and continue to rent G-rated accommodation without carrying out any renovation work. But the majority (40%) intend to get rid of this type of housing and sell it even if it means having to suffer a discount. “The subject of energy renovation is perceived by individuals as a complex, even costly, challenge,” analysis Stéphane Fritz, president of Guy Hocquet immobilier. “If a significant proportion of landlords choose to sell or leave their properties unoccupied, we risk even greater tension on the rental market”.
Tenants for whom necessity is law
As for tenants, 55% of them would be ready to rent a property, even classified G: the rental market is so dry currently that it is hardly the time to be difficult if you want to find accommodation! However, three-quarters of them would be ready to take legal action against their owners in order to force them to carry out energy renovation work.
