Rent represents a significant part of the expenses of many Swiss households. To reduce its impact, some make amicable arrangements with their lessor. But when negotiations turn sour, a conciliation procedure is required. Between January and June 2024, no less than 25,350 lease procedures were opened. A figure 65% higher than the long-term average.
Although this number marks a slight decrease compared to the previous semester (-0.76%), it reflects intense judicial activity. Disputes linked to rent increases represent more than a third of cases, a phenomenon attributed to successive increases in the benchmark mortgage rate. Despite these tensions, the conciliation authorities made it possible to find an agreement in 86% of the settled cases.
The authorities handled 26,092 disputes in the first half of 2024, an increase of almost 18% compared to the previous half-year. A very large figure which reflects the current overload of the courts. As for pending cases, the authorities recorded a slight decrease, now at 12,834. Among the unreconciled procedures, just under 11% led to authorization to proceed to court.
