Aiming to regulate long-term rental, a bill was adopted last week in the National Assembly. From next year, owners of furnished tourist accommodation who rent their accommodation for short periods will have to pay more taxes.
Thursday, November 7, deputies of the National Assembly voted in favor of a bill aimed at regulating short-term rentals. Until now, property owners who rent their accommodation on platforms such as Airbnb and Le Bon Coin benefited from favorable taxation, which therefore allowed them to pay little tax.
With the adoption of this new law, the reductions enjoyed by renters of furnished tourist accommodation under the micro-BIC regime will therefore change. In detail, from next year, the reduction will drop from 71% to 50% for classified furnished accommodation, and from 50% to 30% for unclassified furnished accommodation.
To reduce the number of seasonal rentals, and therefore relieve a rental market which is saturated, this bill has been supported by the two deputies Annaïg Le Meur and Iñaki Echaniz since the spring of 2023, this change therefore does not date from today . With the adoption of this law on furnished tourist accommodation, it is the revenues of rental companies that risk taking a hit.
How much tax will an Airbnb owner pay in 2025?
As a reminder, “the median income generated annually is 3,900 euros gross”, data communicated by the director of Airbnb for France and Belgium, Clément Eulry, On the basis of a marginal rate of 30%, rental companies which generate 3,900 euros gross paid 920 euros in tax. With the new law on furnished tourist accommodation, the amount of tax to be paid for these rental companies will increase to 1,290 euros, or 370 euros more than this year.
However, according to Bassel Abedi, founder of Horiz.io, a company specializing in rental profitability, this measure is not likely to affect many owners. For good reason, according to the latter, the majority of investors do not choose the micro-BIC regime. “It is only individuals, who do Airbnb occasionally, who choose the micro-BIC, investors are in the real regime, which is much more interesting fiscally,” explains Bassel Abedi.
“This change in taxation will not encourage these individuals to rent their accommodation in a sustainable manner to a student or a family, since it is their main or secondary residence, it is therefore not available all year round », Adds the founder of Horiz.io and reported by BFMTV.
