The Parisian suburbs where prices have fallen the most

In the south of Île-de-, Essonne is the Ile-de-France department where prices have increased the most over the last 12 months. Between January 2024 and January 2025, the sale prices of apartments increased by 2.7%now reaching €3,144/m² on average. Some Essonne municipalities stand out with an increase above the average. This is the case of Ulis, , Courcouronnes and Évry, where the prices of apartments have increased by 8.9% over 1 year.

Still in the greater crown, it is Seine-et- which is the only other Ile-de-France department where prices continued to rise in 2024. In this eastern department of Île-de-France, mixing urban, peri-urban and rural townsthe sale prices of apartments are up by 0.8% over 12 monthsaccording to the SeLoger Real Estate Price Index – Best Agents.

Some municipalities are doing particularly well. So, in Mormantbetween and Nangis, prices increased by 5.8% over 12 months. The same increase is noted in La Ferté-sous-Jouarre, Champagne-sur-Seine, Varennes-sur-Seine, Moissy-Cramayel and Savigny-le-Temple. It is, however, Nemours, Montereau-Fault-YonneProvins, La Ferté-Gaucher, , Melun, La Mée-sur-Seine and Lizy-sur-Ourcq that prices are increasing the most, 6.5% on average.
