According to notaries, green value does have an influence on real estate prices

In their 2024 real estate report, French notaries note a sharp slowdown in sales of new properties. And now, the impact of the energy label can be measured on transactions.

The latest annual report from French notaries, published in December 2024, confirms the slowdown in sales of old housing in France, of around 17% over one year.

The trend should continue at the start of 2025 (- 0.4% in the provinces; – 2.5% in Ile-de-France). Prices show a drop of 3.9%, both for apartments and houses. In , the decline is 6.7%, with a median price of €9,490/m². Notaries also measured the impact of the energy label on transactions: the share of D-classified goods in total sales fell in 2021, going from 38 to 33%, and has remained at this level since. The share of housing rated G increased slightly, going from 3% of sales in 2021 to 5% at the end of 2024. Apartments rated F and G sold for 7 to 15% less depending on the region, and houses, at a lower price. price reduced by 13 to 25%, due to the necessary work.
