From Boulevard des Scillas to Route d’Esch, here are the main projects in Howald and Cloche d’Or

Along the boulevard des Scillas

Since the beginning of July, we have had to talk about Boulevard des Scillas, and no longer about the street. Ultimately, the artery must become a 2×2 lane. Since the tram came into service in July, the roads have become more beautiful and accessible to pedestrians. Throughout, different projects are underway and other projects are planned.

This is particularly the case on the Béton Feidt land, which the company must leave – normally – in 2026, if the schedule is respected. Buildings combining housing (50%), offices and businesses must be built there. Going up the road axis, other projects are already well advanced with the construction of three buildings (out of five ultimately planned) which will house offices.

Just opposite, the new Red Cross House is also taking shape.

Midfield, link between Howald and the Cloche d’Or

Between Howald and Cloche d’Or, where the A3 motorway passes, a gigantic project is germinating: Midfield. It is quite simply a new district on a total area of ​​40 hectares located between the railway tracks of the Luxembourg-Bettembourg line and the first buildings of the Cloche d’Or. The Gluck round bridge serves as the limit to the north, the Gasperich cross to the south.

The Kirchberg Fund is responsible for establishing the Midfield master plan: coordination work with the various stakeholders in the file (State, CFL, private investors, etc.). A school hub, an 18-story multifunctional CFL tower, the Howald multimodal interchange hub (read below) and even residential buildings are to see the light of day here. Even more impressive: the A3 must disappear under an arch, while the current P+R must be moved. The first projects should be started by 2030.

The Howald multimodal exchange hub

Since July 7, 2024, the tram arrives at Cloche d’Or, and its terminus is Stade du Luxembourg station, passing through Howald. The Howald multimodal exchange hub, in fact, will still undergo profound changes. Already, the half-bridge on which the tram runs to span the CFL station and connect Boulevard des Scillas to Cloche d’Or is being widened, to accommodate a second track and the interchange platform.

More broadly, work to develop the Howald multimodal interchange hub is continuing and is due to be completed in 2026 to become a communication hub for trains, trams and buses.

Hotels and lodgings on both sides of the boulevard de Kockelscheuer

Just opposite the Cloche d’Or shopping center, on the other side of Boulevard Raiffeisen, construction on the B&B hotel (150 rooms) started in autumn 2023. Delivery is scheduled for the second quarter of 2025 Three other buildings are planned next door. Construction work on The Stairs (12 floors and 9,700 m² of offices) has started. The office buildings The Rock (8,700 m²) and The Lofthouse (5,000 m²) are in the starting blocks: permits in hand, their work will begin when the 50% pre-let bar has been reached, indicated a few years ago Nextensa days.

We cross the boulevard de Kockelscheuer to reach the residential block “Weierbach”. Just like the projects mentioned previously, it is a project developed by Grossfeld Immobilière, a joint venture of Promobe and Nextensa. It is a building with 185 housing units. At the rear, a large interior courtyard will be surrounded by shops.

The entrance to the original Cloche d’Or is changing

In place of the old garage and premises of Renault Luxembourg, moved to Belval, PwC is to be established. The audit and consulting firm will thus leave its “Crystal Park” invested by its staff a decade ago. PwC should join the approximately 33,000 m² of the neighboring campus planned by Atenor, which announced on Friday November 22 that it had obtained a green loan of 213 million euros for its construction. Earthworks are in progress. The transfer is announced for 2027.

Right next to this project led by Atenor, here is Exko, the first office building in Cloche d’Or built with wood. It covers 4,000 m² on five levels. This is a project of Iko Real Estate.

Along the Esch road, Botanica will bloom

Still in the original part of the Cloche d’Or district, the Botanica project site was officially launched on Thursday November 7, 2024 by the real estate developer Codic. This project is located in place of the former Titanium logistics site, between Route d’Esch and Rue Guillaume J. Kroll. Ultimately, eight office buildings, a hotel, shops and services as well as a 2.1 hectare park are to be built on this land. The first two buildings must be delivered in the first quarter of 2027, the whole should be completed by 2030.

A “Golden Forest” facing the Stade de Luxembourg

For the moment, the Cloche d’Or district is bounded to the south by Boulevard de Kockelscheuer. A “border” that could move in the future. Indeed, on the other side of the boulevard, opposite the Stade de Luxembourg, a hotel and leisure complex is planned in the long term by the Félix Giorgetti company. Christening name: Golden Forest. We are talking here about a five-star hotel and another three-star and an apart-hotel for more than 500 rooms in total, restaurants and various leisure facilities.
