Should we invest now in real estate au Mans ?
The JDD revealed a prize listin this month of October 2024, where appear 100 cities averages where the real estate prices are the most attractive.
This barometer makes it possible to know the trends in increase or to the drop as well as the best opportunities.
Real estate: the top 100 most attractive cities
To establish this list, The Sunday Journal was based on another ranking, that of “Cities and villages where life is good”. Eight new criteria (including local finances and taxes) have been added to the 187 already taken into account.
Angers “victim of its success”
Et Angers (Maine-et-Loire), where “prices are stabilizing”, indicates the JDD, once again comes out on top. A city which could become a “victim of its success”, testifies Christophe Béchu, the ex-minister who has become mayor again.
The Angevin capital is followed by three municipalities of Pyrénées-Atlantiques (Bayonne, Biarritz and Anglet), which showed declines between -5% and -7%.
Where is Le Mans?
Despite a price rise of 4,81 % This year, Le Mans finds himself at the 12th place out of 100.
Prices there had increased significantly, largely due to the very tight market, particularly in new construction.
The Sarthe prefecture thus maintains the same position as in January 2024, among the “Cities and villages where life is good” as well as in the ranking of “dream cities”.
In September 2024, the Meilleur Taux site moved Le Mans to 2nd place among the most “profitable” cities for investing.

Furthermore, the JDD also distributed the barometer of 50 villages where real estate is most affordable.
Here again, the Pyrénées-Atlantiques are in the spotlight with Guéthary (-6.46%), first in this top.
