In , the fall in real estate prices is confirmed

Property prices are generally holding up on the coast and in the Pays de Landerneau but are falling in . Breton notaries regularly take stock of developments in the real estate market and, in September 2024, concerning the second quarter, the trend outlined at the end of 2023 is confirmed. The notaries then indicated the beginning of a drop in prices, while they continued to rise a little until the start of the school year in September despite an already lower number of sales. 2024 was shaping up to be “a year of correction,” with sellers realizing they had to lower their claims.

The Pays de Brest is poorly represented in the rankings

For new apartments, Brest is at €4,220 per m2 (median price: half of transactions above, half below), a drop of 5.1% compared to the second quarter of the previous year. In the old ones (more than five years), Brest, with 2,040 €/m2, also fell by 2.2%. Old houses? Here too, transaction prices fell, according to notaries, in Brest, by 5.4%. Finally, for building land, the city of Ponant shows €89,000.

Price increases outside Brest

The prices of each category fall over a year, in Brest, as we have seen. However, there are disparities. If we zoom into the districts of Brest, it is in -Dourjacq and in the old center on the right bank that the fall is greatest in old houses, respectively between 16.5 and 18.1%! Diverse fortunes (or rather developments), on the other hand, for apartments more than five years old: if Keredern-Bergot, Lanredec-Kerinou and Saint-Marc-Guelmeur-Stangalac’h see their prices per square meter decrease by 5.5 and 5, 9%, Lambézellec and Kerbonne-Le Landais rise by more than 6%.

In the rest of the metropolis, we remain generally on increases. The price of new apartments has even increased, on average, by 19.1% (to €3,930 per m2). In the Landerneau basin, old apartments and building land have also increased.
