The ZAC Jardin du Val Ouest, in Orléans (), is entering its operational phase, after years of studies and consultation. Located in a flood-prone area between the and the Loiret like a good part of the south of the city, this vast area of ​​more than 50 ha, still not urbanized, will accommodate a new district of around 450 housing units (half of which are under free construction). ) capable of being resilient in the event of flooding.

Test island. The first stage of the implementation of the project will result in the construction of a “demonstrator” to experiment on a full-scale basis with certain recommendations for securing the building. “It’s about showing that people and property will be safe,” explains Oriane Le Roy Liberge, Center-Val de Loire director of the developer Sully Immobilier, who will ensure its implementation. This test program was designed by architect-urban planner Eric Daniel-Lacombe. Scheduled to be delivered at the end of 2026, this block, in the center of the ZAC, includes four individual houses and a collective of 19 apartments.

The constructions will incorporate water-resistant concrete and coatings. The R + 2 pavilions, sold for around 350,000 euros, will be 94 m2 with three bedrooms. The kitchen and living rooms will be upstairs. On the ground floor, raised by 50 cm, there will be an additional room – the use of which can be adapted according to needs -, a courtyard and a semi-closed garage. These houses also have an exterior metal staircase to directly access the garden from the first floor.

Do not block the flow of water. The collective building (in R + 3) was designed in an east-west orientation, so as not to block the flow of water. It will accommodate the parking lots on the ground floor and the accommodation, from T1 to T5, will be above, again with an external staircase on the first floor to access the private gardens below.

For the future, the specifications of the ZAC will take up the recommendations of this test island, in particular the ban on building single-storey housing. They will apply to the numerous building plots, around ten of which will be marketed from the start of this year, and to the small buildings which will be built on the edge of the site.
