– “First of all, you have to change the heating equipment,” advises Audrey Zermati, director of strategy at Effy.

The countdown is accelerating for landlords of housing labeled G on the energy performance diagnosis (DPE). The rental of these properties will be prohibited from January 1, 2025for new leases concluded from this date, as well as for those which will be officially renewed or tacitly renewed after January 1. A bill provides for allowing housing located in co-ownership to deviate from this schedule under certain conditions but the government's censorship, on December 4, suspended its examination by the National Assembly. An owner lessor of a property G, whose tenant gives him notice at the beginning of January, will therefore have no choice: he will have to renovate it to rent it again.

To deal with the most urgent, and at least costly, aim first for grade F. Certainly, your home will not move beyond the status of a thermal sieve, but you will gain three years. The rental of properties rated F will in fact only be prohibited from January 1, 2028. What work should we start with, which does not require a vote at the general meeting of the co-ownership? “First of all, you have to change the heating equipment”advises Audrey Zermati, director of strategy at Effy, a company specializing in energy efficiency. If your apartment operates with an old individual gas boiler, invest in electric convectors, efficient, of course, not old “toasters”. «The DPE score is based on two criteria : the energy consumption of the home and its level of greenhouse gas (GHG) emissions. However, the gap in GHG emissions is very significant between fossil energy such as gas and carbon-free energy such as electricity.recalls Audrey Zermati.

Change the heating equipment first

Even better than electric convectors, you can replace your old individual gas boiler with one. “air/air” heat pumpwhich will allow you to benefit from air conditioning in summer, and by a thermodynamic hot water tank. For an apartment of 50 square meters, it will cost you 5,000 euros for the heat pump and 4,000 euros for the tank, excluding public aid, calculates Audrey Zermati.

A household of three people with middle income – that is to say 70,382 euros annually in Ile-de- and 54,071 euros in the rest of the country, according to the criteria of the National Housing Agency (Anah) – can claim 400 euros of MaPrimeRénov' aid for the tank and 770 euros for energy saving certificates for the heat pump. Or 1,170 euros in aid in total, which reduces the bill for its work from 9,000 to 7,830 euros, specifies Effy's strategy director.

Insulating lost attics, an effective and inexpensive solution

Provided you have new heating equipment, you can also consider changing the windows in your apartment to better insulate it. Three double-glazed windows will cost you a total of 1,500 euros. A bill that will drop by 120 euros thanks to the MaPrimeRénov' aid to which our middle-income household is entitled.

In a single-family home, beyond changing an old oil boiler, insulating the attic space represents an additional effective and inexpensive solution to move from grade G to grade F on the DPE. “We insulate with blown wool, it only takes one to two hours, it costs 1,500 euros for 100 square meters and the energy performance gain is around 30%”details Audrey Zermati. As for the installation of a VMC (controlled mechanical ventilation) to hope to increase the DPE rating of your accommodation from G to F, it is not useless but “it’s the icing on the cake, it should only come after changing the heating system”she insists.
