The Rennes Urban Planning Agency has published an in-depth analysis of real estate market trends in the different geographical areas of the Rennes basin, including the city of Rennes, the metropolis of Rennes outside the city center and the area of attraction of the city (AAV) beyond the metropolis.
We learn that:
- In the city of Rennes, data reveals a notable increase in the proportion of sales in the “affordable” segment (less than €3,000/m²). This segment represented just over 20% of sales in 2019 and 2020, before dropping to 18% in 2021 and 2022. But in 2023, the difficult economic context reversed the trend, bringing the share of this segment to 31%. despite a drop in total sales volume.
- The “mid-range” segment (between 3,000 and 5,000 €/m²)which still accounted for half of sales in 2019 and 2020, gradually lost ground: it represented around a third of transactions in 2021, then only a quarter in 2022 and 2023.
- On the other side of the spectrum, “high-end” properties (beyond €5,000/m²) saw their share increase, going from a quarter of sales in 2019 and 2020 to almost half of transactions between 2021 and 2023 in the city center of Rennes.
The figures presented must be interpreted with caution – as AUDIAR notes – because many factors influence their precision. Each year, these values vary depending on different criteria, such as the distribution by housing size — for example, the price per square meter of a T1 apartment is systematically higher than that of a T4. Likewise, the type of products purchased, whether free or regulated prices and VAT applied (full or reduced), plays a key role. The location of the real estate operation, whether it is located in a concerted development zone (ZAC) or not, also impacts the costs linked to land, etc.
