In the 18th arrondissement of , real estate prices continue to fall in 2024. With the sale price of apartments falling by 1.5% year-on-year as of November 1, 2024 to stand at €8,849/m2this drop is nevertheless limited. The district, however, has diverse realities, with average prices for all types of property ranging from €7,119/m2 in the La Chapelle district at €9,322/m2 in that of Grandes-Carrières. The average rent is just under €30/m2.

On the other side of Boulevard de Rochechouart, the 18the district is far from being a homogeneous market, “with average prices of 7,500 euros per m² in Clignancourt or La Chapelle, and 11,500 euros per m² for a large 2-room apartment in Abbesses”underlines Julien Delabarre, from Junot Montmartre. A district and several atmospheres, with, for example, goods which stagnate in the windows when they are located near the 19the district (La Chapelle, Marx-Dormoy) or when they contain defects. Dark ground and first floors or noisy environments scare away buyers.

In the Lamarck or Jules-Joffrin districts, first-time buyers have returned, with budgets of 400,000 to 500,000 euros for a 2-room apartment and 600,000 to 800,000 euros for an additional bedroom. “Thirties from the world of the web, finance, young households with children have taken over from the clientele of people from the media, advertising or artists”, notes Guilaine Gougnard. Rarer properties also continue to find buyers like this house on Avenue Junot sold to a “French entrepreneur” at 5.7 million euros or this other house, this time just above Abbesses, rue La Vieuville. Listed for sale at 4.3 million euros, it was listed at 3.375 million euros due to the work that needed to be carried out there.
