In 2024, real estate prices are stable in the 12th arrondissement of Paris

Regarding real estate prices in the 12th arrondissement of the capital, stability seems to have dominated in 2024. For apartments, they fell very slightly by 0.2% between November 2023 and November 2024. Prices are stagnating therefore at €8,876/m2 for apartments and 8,482 €/m2 for houses. Note, however, that the Quinze-Vingts district is more expensive for the former, and that of Bercy for the latter. Apartment rents, for their part, are around €30/m2.

The three things to remember about real estate prices in 12th as of November 1, 2024

-0,2 % : evolution of apartment prices over one year.

8 876 €/m2 : average selling price of an apartment.

30,3 €/m2 : average rent for an apartment.

With a square meter costing 7,500 euros on average near the gates and between 10,000 and 11,000 euros in the Quinze-Vingt district, « the XIIe district offers a very wide price range”, notes Cyril Michel, from Villaret Aligre. In the heart of the district, in Faidherbe, Aligre and Bastille, which remain the most popular areas, buyers are prospecting for old properties with balconies. Even if it means paying a lot of money. Rue Emilio-Castelar, a 2-room apartment of 33 m², at 5e floor with elevator in a freestone building, was sold for 420,000 euros, or 12,700 euros per m².

To find good deals, you have to turn to Nation, Daumesnil and the area around the gates. Rue des Meuniers, a 20-m² apartment, sold rented, was notably purchased for 6,300 euros per m² by a young investor. A clientele that is less and less present, according to Cyril Michel, because of “reflex” mechanics on the DPE: “Customers say to themselves “if the property has a bad rating, I won’t buy””.
